STR Management Fees and the Scope of Services in Japan

STR Management Fees and the Scope of Services in Japan

When foreign investors invest in STR properties in Japan, they generally need to delegate management and operations to a local partner such as our company. This work goes far beyond reservation handling. It includes licensing and regulatory coordination, neighborhood relations, guest communication, cleaning quality control, and sales channel management. For that reason, a management company is not simply an outsourced vendor. It is an operating partner that materially affects post-acquisition revenue performance and operational stability.

This article explains the general market range for STR management fees in Japan and what types of services are typically included in those fees.

General Market Range

Based on public information, STR management fee structures in Japan can broadly be divided into three categories. The first is a full-service operating model, where fees are generally around 15% to 30% of revenue. The second is a partial-support model, focused on selected tasks such as guest messaging and reservation handling, where fees are often around 10% of revenue. The third is a compliance-focused management model centered on statutory duties under Japan’s private lodging framework, where fixed monthly fee examples can be found.

What is included in the management fee differs significantly from one operator to another. In many cases, cleaning fees, linen costs, consumables, repair expenses, and OTA commissions are charged separately. As a result, investors should not compare operators based only on the headline management rate. The more important metric is the total operating cost structure.

Fee Model

Typical Market Level

Main Scope

Full-service management

Approximately 15% to 30% of revenue

Broad coverage including reservation management, guest support, pricing adjustments, and on-site response

Partial support

Approximately 10% of revenue

Limited functions such as guest messaging and reservation handling

Fixed fee plus variable fee

Monthly fixed fee plus 10% of revenue

Combination of statutory management and selected operational support

Management work in Japan should be understood as a combination of statutory compliance duties and day-to-day operating functions. In practice, management companies are generally expected to handle not only guest records, safety and hygiene measures, and complaint response, but also pricing adjustments, OTA operations, review management, cleaning coordination, supply replenishment, and emergency response.

Emergency on-site response is also treated seriously in practice. Although specific expectations vary by municipality and operating circumstances, local enforcement standards are often strict, and operators should be prepared for an emergency response capability at roughly the ten-minute level.

Our Service Scope and Fee Philosophy

Our monthly management fee ranges from 15% to 25% of revenue. This is not a flat rate. It varies depending on the nature of the property, the expected revenue scale, and the scope of work required.

First, the required operating workload changes depending on factors such as the licensing structure, the complexity of local operations, the number of sales channels, and the scope of marketing activity. Second, for properties with larger revenue potential, the base operational workload does not necessarily increase in proportion to revenue. As a result, the management fee rate tends to decline as revenue increases. In other words, higher-revenue properties generally tend to carry lower fee percentages.

Our fee structure is therefore not a simple percentage mark-up. It is designed around the balance between the depth of services required and the revenue scale of the asset. Even within the same 15% to 25% range, the commercial meaning of the fee can differ significantly from one property to another.

We also provide investors with a projected operating income model in advance for each property.
